Godrej Properties has acquired a 47-acre land parcel in Chennai, aiming to generate an estimated ₹500 crore in revenue from a new residential development.

The company disclosed the acquisition in a regulatory filing on Tuesday, outlining plans to sell residential plots on the site.

The move underscores the developer's strategy to expand its presence in southern India, a region that has seen sustained demand for premium housing.

By focusing on plot sales, Godrej Properties can monetize the asset with lower construction risk and faster capital recycling compared to built-up inventory.

This acquisition comes as the broader Godrej group continues to optimize its portfolio.

Godrej Agrovet, a related entity, is currently restructuring its business to prioritize earnings quality and capital efficiency over top-line growth.
