Thai property developer MTC has closed a $70 million social loan facility with Bank of China, with funding arranged through the lender’s operations in both Hong Kong and Thailand.

The deal, reported by Prachachat Turakij, underscores the growing role of Chinese financial institutions in supporting Thailand’s affordable housing sector.

The financing is structured as a social loan, a category often used to fund projects with broader societal impact, such as affordable housing or community infrastructure.

For MTC, the capital injection provides dedicated funding for its social housing initiatives, potentially accelerating project timelines and expanding its footprint in a segment that has seen increased regulatory and market focus in recent years.

Bank of China’s involvement highlights its deepening engagement in Southeast Asian real estate finance.

The lender has been active in the region, recently executing large cross-border transactions via the mBridge central bank digital currency platform and securing primary dealer status in Singapore’s government securities market.
