Hong Kong's Urban Renewal Authority (URA) has received seven tender submissions for a major waterfront residential redevelopment project in Hung Hom, signaling renewed developer appetite for large-scale urban renewal assets.

The site, which will deliver approximately 1,200 flats, attracted bids from some of the city's largest property groups, with the project valued at a minimum of US$564 million.

This activity marks a notable step forward in the Kowloon renewal initiative, which aims to link key neighborhoods to the Kai Tak development zone.

The strong participation in the Hung Hom tender comes at a time when the Hong Kong property sector has faced subdued demand and pricing pressure.

The fact that seven major developers were willing to submit bids for a single site suggests that institutional players see value in prime, government-backed renewal projects even as the broader market remains cautious.

The URA's ability to draw multiple offers indicates that the competitive landscape for these specific assets remains robust, despite the wider macroeconomic challenges facing the real estate industry.
